These terms govern your use of Koti, Inc.'s ("Koti") website and services. By using Koti, you agree to these terms.

Eligibility

Koti is intended for use by adults 18 years of age or older. You may browse listings without an account at any age-related restriction, but creating an account, setting up an email alert, or submitting a contact, inquiry, or Realtor-partnership form requires confirming you are 18 or older.

Using Koti

You may use Koti to search for and save information about residential properties for your personal, non-commercial use. You agree not to misuse the service, including attempting to scrape, reverse-engineer, or overload it, or to submit false information through any form (including about your age or eligibility).

Koti is not your Realtor or broker

Koti is a search and information tool. Using Koti, including asking Koti AI a question, does not create a real estate brokerage or agency relationship between you and Koti or any Realtor affiliated with Koti. If you request to be connected with Koti's partner Realtor (for example, through a "schedule a showing" request), any representation relationship is established directly between you and that Realtor and their brokerage, under separate agreements and disclosures required by Texas law — not by these terms.

Listing information

Listing details are sourced from MLS/IDX data feeds and are provided for informational purposes. They are not a guarantee of availability, price, or condition, and may not reflect the most current status of a property. Always verify details directly with a licensed real estate professional before making decisions. Koti AI's responses are generated based on available listing data and general information, and may be incomplete or imperfect — they are not a substitute for professional real estate, legal, financial, or tax advice.

Accounts

You're responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

Email alerts

If you ask Koti to email you about a saved search, you can unsubscribe at any time using the link in any alert email, or by managing your alerts from the saved searches page while signed in.

Disclaimer and limitation of liability

Koti is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Koti and its operator are not liable for any indirect, incidental, or consequential damages arising from your use of the service.

Changes

We may update these terms as Koti evolves. Continued use of Koti after changes take effect constitutes acceptance of the updated terms.

Governing law

These terms are governed by the laws of the State of Texas.
