About this home

STR- Investor Friendly!! Zoned as Hotel-Motel. No STR license needed. Introducing Unit #201 at Holly House — a rare opportunity to own a fully furnished residence in Austin’s vibrant Holly neighborhood with exceptional flexibility. Located just blocks from Rainey Street and minutes to Downtown and South Congress, this boutique 30-unit condotel community offers the perfect blend of walkability and neighborhood charm. Zoned HM (Hotel-Motel), the property allows for short-term rental use without the need for a separate STR permit, providing true investment optionality with less regulatory uncertainty. While technically a studio, the layout lives much larger. The queen bed is thoughtfully positioned in a lofted sleeping area that feels private and separate from the main living space. An adjacent second loft offers the potential to create a second queen sleeping area — ideal for accommodating additional guests or families wanting to enjoy the city with the conveniences of a kitchen and added privacy. Unit #201 further stands out with two rare and highly coveted features: a private balcony and a reserved covered parking space — a true luxury this close to Rainey Street and Downtown. Whether you’re seeking immediate rental income, a lock-and-leave Austin pied-a-terre, or the flexibility to enjoy both, this turnkey residence delivers lifestyle, convenience, and strong investment appeal in one of Austin’s most dynamic locations. Additionally, the seller is offering Unit #205 for sale and is willing to sell both units together, presenting a unique opportunity for investors looking to scale their portfolio within the same building.
